With all the talk about real estate and lengthening auto loans in the other thread ... what does everyone think of calculating good 'ol buy vs. rent question, especially after the 2017 tax law and interest rate changes?

A lot of the older advice like the NYT calculator I've seen is based on old taxes and interest rates. I am not an accountant, but it seems very relevant that if the SALT deduction is capped at $10K and the standard deduction is larger, renting suddenly became a lot more beneficial. (Yes, the costs in the example spreadsheet are insane, the writer uses SF. Rest of CA including by those nice beaches above are not at that level yet)

The writer users 4.63% 30 year, 4.5% home returns, 10% stock returns, for a 22:1 price:rent break even point. Using 3.75% 30 year, half as expensive house, 5% home appreciation, no HOA, and 8% stock makes it break even at 38. The equation quite sensitive to tiny changes in return numbers.

not trying to get into the discussion of bay area vs rest of the world

but los angeles is better in any measurable (and immeasurable) metric than SF purely because it's not freezing cold, hoodie weather in the summer

also SF has a big street poo problem, chicago doesn't

Comon hooligan! Anybody that lives by the beach ever comes out to the midwest would laugh at what folks call beaches out here. I lived in San Diego my whole life and the beaches here at the Great Lakes aren't beaches

Won't argue with you there. Haven't been in SF proper for a couple years and usually don't go unless work requires it or there's really close friend having an event in the city. They ticket for no front plate while parked too

What Kelse92 had mentioned correctly is the fact of the very low costs for condos, we're paying well calculated monthly fees for "whats in case of" and thats more affordable for me atm than having the curved and sometimes necessary costs for a house. On the flipside you have to deal with the other owners of the condos and hell, there are some of them who made me regret to buy...
I put myself on the HOA board, keeps me out of trouble and in some control of where my $350/mo is getting spent around the property

I assume the $350 per month is not just a pure HAO fee but includes all fees associated with a condo such as insurance, maintenance etc.

Again - if inclusive of all R&M, I guess it could come out to be a bit reasonable, and upon further investigation, I think the OP was talking about a condo - still seems like a waste to me, though. But, not everyone has the same opinions, so I am sure it works for others.
